Chicago Entry Buyers Face A Tighter Market Than The National Picture
Let me take a moment to share what the numbers actually show for entry buyers in these Chicago neighborhoods right now, as of October 4, 2026. I am Maureen, and I work block by block across Lincoln Park, Lakeview, Bucktown, Gold Coast, Old Town, and Wicker Park. The story here is not the national story.
The Gap Between Here And The National Number
The National Association of Realtors reported 4.9 months of supply nationally. That is the highest level in over ten years. It sounds like relief for buyers. But the Real Estate Data Aggregator counted just 1.2 to 3.2 months of supply across these ZIP codes in the three months ending July 31, 2026. That is a very different market. What it means for you: the breathing room buyers are reading about nationally does not exist here at the same level.
Inventory Fell Almost Everywhere
The Real Estate Data Aggregator counted 1,539 homes for sale across these eight ZIP codes in the three months ending July 31, 2026. That is down 22.2% from the same period a year before. New listings also slipped, down 2.7% to 2,584. More buyers, fewer choices. That is the honest summary.
How Fast Homes Are Moving
Speed varies by neighborhood, but it is fast nearly everywhere. The Real Estate Data Aggregator found that in ZIP 60657, 68.3% of homes went under contract within two weeks of listing. In ZIP 60647, that share was 62%. In ZIP 60614, it was 60.7%. Even in ZIP 60611, where the market is a little softer, 33.7% of homes went under contract in two weeks. I would encourage anyone thinking about buying in these neighborhoods to understand that the window to decide is short.

Most Homes Are Selling Above List Price
The Real Estate Data Aggregator found that 71.1% of homes in ZIP 60647 sold above list price in the three months ending July 31, 2026. ZIP 60618 was at 68.7%, and ZIP 60657 at 64.1%. Even in ZIP 60611, where conditions are a little more measured, 21.3% of homes sold above list. The average sale-to-list ratio in most of these ZIP codes ran above 104%. That tells you what kind of offers are winning.
Where Prices Sit Today
Median prices ranged from $468,750 in ZIP 60654 to $910,000 in ZIP 60614, according to the Real Estate Data Aggregator for the three months ending July 31, 2026. Every ZIP code saw prices rise year over year. The smallest gain was 4.1% in ZIP 60647. The largest was 21.3% in ZIP 60614. Property type matters here. A vintage walk-up and a newer condo on the same block can attract very different buyers and carry very different prices.

Rates Are Not Helping
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest level in nearly three years, according to Realtor.com. The 15-year fixed averaged 6.60%, also from Freddie Mac. Those rates compress what an entry buyer can afford. Combined with supply this thin, the math is harder than it looks on a national headline.
New Affordable Units Are Coming, But Slowly
Urbanize Chicago Commercial reported that a new five-story building planned at W. Belden, reaching approximately 65 feet in height, will include 30 fully accessible and affordable residential units. That is a real addition. It is also a small number against the scale of demand these neighborhoods carry. New options are coming. They are not arriving fast enough to change the supply picture in the near term.
What This Means Block By Block
These ZIP codes cover a lot of ground. One block in Lakeview can behave very differently from the next, depending on school boundaries, L-line proximity, parking, and property type. A condo on one side of a major street may sit in a different pricing reality than a vintage two-flat a block away. The ZIP code numbers tell you the direction. They do not tell you what a specific home on a specific block will do.
