Townhomes Inventory Fell Even As New Listings Barely Moved

Let me take a moment to share what the numbers actually say about townhome supply right now. I am Maureen, and I work in the micro-markets of Lincoln Park, Lakeview, Bucktown, Wicker Park, and Old Town. The headline fact for the three months ending July 31, 2026 is this: inventory fell hard, but new listings barely moved. That gap tells a tight supply story, not a broad slowdown.

The Number That Changes What You Should Do

The Real Estate Data Aggregator counted 812 townhomes for sale across these neighborhoods in the three months ending July 31, 2026. That is down 19.2% from the same months in 2025. At the same time, new listings rose just 0.7%, to 1,666. Sellers are listing. Homes are simply not sitting long enough to build up inventory.

Realtor.com reported that price cuts reached 20.8% of listings nationally in September 2026. That is a real number. But it describes a different picture from what the Real Estate Data Aggregator is showing here. Local inventory is shrinking, not stacking up.

Homes Are Selling Above Ask, Across Every Zip Code

The Real Estate Data Aggregator counted 1,776 homes sold across these neighborhoods in the three months ending July 31, 2026, up 4.6% from a year before. Pending sales rose 3.7% to 1,637. Buyers are active, and competition is real.

What Each Neighborhood Showed

The Real Estate Data Aggregator breaks this down by ZIP code, and the block-level differences matter. ZIP 60657, which covers much of Lakeview, had homes for sale fall 31.1% year over year. Its median sale price reached $675,000, up 8.9%. ZIP 60614, covering Lincoln Park, saw a median of $910,000, up 21.3%. Not every block reads the same.

Speed Is Holding, Too

The Real Estate Data Aggregator showed median days on market between 36 and 39 days across these ZIP codes. That is not a slow market. In ZIP 60618, days on market fell 7 days shorter than a year ago. In ZIP 60647, it fell 6 days shorter. Homes priced well are moving.

The Broader Context

Realtor.com reported that mortgage rates topped 7% as of September 30, 2026, for the first time since January 2025. That does put pressure on buyers. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Chicago, though, is running ahead of that pace. Redfin reported Chicago home prices rose 9.2% year over year in August.

Investor interest in these neighborhoods is also visible. Crains reported on October 1, 2026 that Newstreet paid $6.8 million to acquire a mid-rise office building in the Gold Coast. That kind of capital commitment to the area reflects confidence in these micro-markets, even as national headlines focus on rate pressure.

These are national and city-wide figures. They do not tell you what is happening on your block. A vintage walk-up in east Lincoln Park behaves differently from a newer condo west of Halsted. That is where micro-market knowledge earns its place.

What This Means If You Own Here

Low inventory can support attention when you list. The Real Estate Data Aggregator showed more than 60% of homes sold above list price in every ZIP code here, through July 31, 2026. That is not a guarantee for any single property. But it is the context you are listing into.

What This Means If You Are Buying

Choice may stay limited even when some sellers adjust price. The Real Estate Data Aggregator counted just 1.2 to 1.6 months of supply across these neighborhoods. I would encourage anyone searching here to understand which blocks and property types are moving fastest, before assuming a price cut means an easy close.
